NET ZERO CARBON DEVELOPMENTS – A CASE STUDY

Beautiful design means very little unless it’s environmentally friendly and sustainable.

With the vision of setting a new standard in liveability, Sycamore Place is a Net Zero Carbon Development , with each residence designed to achieve an exemplary 7 Star NatHERS energy rating, providing substantially lower energy costs compared with a typical (6-star) townhome.

The homes support the move towards sustainable transportation with electric vehicle chargers and bike racks in all garages and careful attention has been paid to water efficiency; rainwater is collected and reused for toilet flushing and irrigation, water efficient fittings and appliances, including low-flow shower-heads, toilets and tap-ware are used in every home and plant species have been carefully selected to flourish in the local climate, requiring less water to survive and grow. Sycamore Place has been designed to provide maximum comfort to its residents while minimising energy consumption and on-going costs.

7 STAR RATING

Each residence will achieve an exemplary 7 Star NatHERS energy rating using the NatHERS Whole of Home tool. The lighting, hot water and air-conditioning systems have been selected with energy efficiency as a priority to reduce ongoing energy use and costs.

GAS FREE

Sycamore Place’s elimination of natural gas reduces harmful emissions and increases efficiency, benefiting the environment and residents. Switching to electricity yields cost savings of $750 and reduces emissions by 6.1 tonnes, with estimated costs of $940 versus $1,700 for natural gas.

SOLAR POWERED

The installation of standalone large rooftop solar systems in each townhome has been specifically designed to generate enough renewable energy to offset all carbon emissions over a typical year, resulting in a more eco- friendly and sustainable living space.

FUTURE PROOFED

As electric cars become more prevalent and people increasingly embrace alternative transport options, Sycamore Place’s provision of electric vehicle chargers and bike racks in garages demonstrates its commitment to meeting the evolving needs of modern, eco- conscious living.

TOP PERFORMING

All homes will be highly thermally efficient due to the careful architectural design and the specification of high performance double glazed windows and insulation systems which will improve year round comfort and minimise energy needed for heating and cooling.

LOW COST

Predictions from the energy modelling undertaken (using the NatHERS Whole of Home tool) in the design phase indicate that the townhouses at Sycamore Place will have substantially lower energy costs compared with typical (6-star) townhouses.

WATER FRIENDLY

Sycamore Place will be water efficient through the use of efficient fittings and appliances, rainwater collection for toilet flushing and irrigation, and the selection of plant species within the landscape which are well-suited to the local climate and require less water to survive and grow.

FINELY SOURCED

Sycamore Place uses recycled or sustainably harvested timber, and low VOC materials like paints, adhesives, sealants, and carpets for healthy indoor air quality. It offers residents a sustainable and comfortable living space without harmful chemicals.
